Denver rental vacancies, at 4.8 percent are at a 10 year low.
“Once the market hits that 5 percent level, that’s generally the equilibrium level,” said Gordon Von Stroh, professor of business at the University of Denver.
“The focus recently has been in trying to increase occupancy with incentives and rent levels,” he said. “But now that the vacancy rate is below 5 percent, there will be more pressure” pushing up rents.”
Since there has been very little construction of new Denver rental apartments in several years vacancy rates are expected to keep dropping according to the folks at https://www.bizjournals.com/denver/news/2011/07/25/denver-area-apartment-vacancies-at.html.
